Preparing your home for sale

First impressions count when it comes to selling your house.

You need to emotionally detach yourself from your home and see it from a home buyers point of view. 

Think about who your house buyer is (family, first time buyer, property investor) and what the buyer wants to see and also what you would expect to find when viewing a house for sale.

1. Remove unwanted clutter from all the rooms so potential buyers can see all the space avaliable
2. Give the house or flat a good clean ready for presentation
3. Finish any outstanding DIY jobs both inside and outside of the property
4. Experiment with re arranging diffrent rooms to see what looks best
5. Tidy the garden both at the front and back of the house
6. Remove your car from the driveway so the house buyer can see all the space the property has to offer

Photographs

Once you have prepared your home for sale the next phase is to take some photos.

You can upload upto 10 photos for each new listing at the private home seller web site.

1. Make a list of the photos you plan to take and think about the photos which will highlight the key selling features your property has to offer
2. Take photos of the living room, hall way, bedrooms, kitchen, bathroom, outside plus parking space and garden
3. If possible pick a nice bright day to take photos
4. Use your camera flash when taking photos inside the house
5. Dont include people or pets in your photos

Description Text

1. Create a list of the key features your home has to offer to buyers
2. Make a list of the services and facilities in your area (transport links, schools, shops, parks)
3. Include measurements for the property both inside and outside
4. Be concise and to the point when writing your short description you can expand more using the detailed description

Valuation

You need to place a realistic value on your property, the value is not what you think its worth but what the current market dictates your house or flat is worth.

This is one of the most important factors to consider when selling your house and its all about getting the right balance.
