Preparation before a house viewing

Once you have agreed a time and date for the house buyer to view your house consider the following.

  1. If you need to cancel the viewing contact the buyer by email or telephone to arrange an alternative house viewing time which is suitable for both parties
  2. If possible during the house viewing have a partner or friend with you
  3. Do a trail run with a friend before the property viewing appointment which will help you prepare and practice before the real thing
  4. Ensure the viewing date and time does not clash with any other prsonal commitements for example family meals or school run
  5. Ensure the property is warm, welcoming and well-lit
  6. Make sure the property is clean and clutter free
  7. Add some fresh flowers in different rooms
  8. Remove pets from the house as not everyone likes pets
  9. Aviod distractions TV, radio, loud music
  10. Remove cars from the driveway so the buyer can see all the potential space available
  11. If you have a home information pack or guarantees for work completed on the house show this to the home buyer
  12. It is also useful to create a list of items which will not be included in the house sale and give this list to the buyer during the visit. The list of items not included in the sale may include domestic appliances, wall units, curtains, carpets, light fittings and so on. 
  13. Most importantly ensure you take the home buyer on a full tour of the property and focus on the key selling points your house has to offer. For example new kitchen or bath room, double glazing, central heating, conservatory, outside space,
  14. Its also a good idea to give the buyer there own persoanl space so they can view the property again.
