Do i need an estate agent to sell my property

Some people will advise you the only way to sell a house is using an estate agent because they have years of experience plus specialist estate agent qualifications but the fact is you can do it your self for free and save alot of money.

Think about it your house sells for £300,000 pounds and for the privilege of using the estate agent services you pay them £4500.00 if you have a 1.5% deal or £9,000 if you go with the 3% deal.

We have created a brief list of some of the services offered by the estate agent and how you can do it yourself.

Estate Agent

Private Home Seller

Property valuation

Estate agents are not qualified to do this only a chartered surveyor can provide you with an accurate valuation which is accepted by a UK bank for the purposes of securing a mortgage.

Your opinion in terms of how much your property is worth is as good as the estate agents. For more information read the property valuation

Take photos of the house

If you have a digital camera then you can take photos of your property

Prepare the property details

You are in a better position than the estate agent to understand the key selling features your property and the area you live in has to offer to a potential property buyer.

Create a list of all of the features your house has to offer then write an honest description about your property which potential buyers will read in order to arrange a viewing.

Floor plan and measurements

Walk around each room with a measuring tape and measure the dimensions for each room to be included in the property details document.

Advertising and marketing

The internet has transformed the way people buy and sell houses in the UK. 70% of potential home buyers now use the internet to search for properties online.

You may not have a photograph in the estate agents window but you can use the private home seller site to sell your own home plus you can advertise your property across a number of other free private property sales web sites.

You can also take out a news paper advertisement and buy a for sale board for around £35 pounds from a number of web sites.

Arrange a viewingHome buyers can contact you directly by email or phone via the private home seller site to arrange a viewing which suits both you and the house buyer.

Negotiate a sale

If you do your research you can find out how much your property is worth in the current market plus you know how much you are willing to accept in order to sell your home. You do not need any qualifications or specialized skills, its just common sense.  Is the home buyer offering a fair price for my property. If not, then negotiate until both parties agree on a price.

Property chain

There is little you can do about the property chain. Your in the same boat as the estate agent, all you can do is wait until the sellers home is under offer or sold before they buy your house.

All the estate agent can do is contact the buyers agent to confirm if the buyers house is under offer or sold. You can do this yourself, just contact the home buyer directly for an update.

Liaising with the solicitor

Once your property is under offer or sold the estate agent will inform the solicitor and transfer the relevent documentation. You can do this yourself, after accepting an offer from the buyer contact the solicitor and they will take care of everything else.
