Accepting an offer on your house or flat for sale

We have put together quick guide which we hope you find useful when accepting an offer on a house or flat for sale.

Before accepting an offer consider the following points

  1. Have you already found a house or flat you would like to move to
  2. Are you happy to move to rented accommodation to secure a quick sale
  3. How soon do you want to move or can you hold out for a better offer
  4. Do you want to arrange more property viewings to see if you can get a better offer
  5. Is the buyer a first time buyer, have they secured a mortgage from the bank subject to valuation and status
  6. Is the buyer in a chain, if yes at what stage in the chain are they at

If you accept the offer from the house buyer the next stage is for the buyer to arrange for a property survey and for you to exchange solicitor details.

The solicitor plays an important legal role during the negotiation and exchange of contracts.

They will be resposible for creating, reviewing and exchange of the contracts plus requesting searches, registration of the property with the land registry and more.

We would recommend you shop around when choosing a solicitor or conveyancer as this will help you compare the different services and prices.
